FAQ

What if my tenant's program ends early?

If a residency placement falls through, we work with you to either re-match the unit with another vetted IMG or release the lease per its early-termination terms. Most leases include a 60-day notice clause.

Who handles the lease and deposit?

You do. Life Capital is a matching service, the lease is between you and the tenant, signed directly. We provide a vetted lease template if you want one, but you keep all rent and deposits.

What happens if there's a dispute?

The lease governs the relationship, same as any other tenancy. Life Capital can help with mediation in the first 90 days post move-in, but legal action follows your local landlord-tenant law.

Do I need a special license to rent to J-1 visa holders?

No. J-1 and H-1B residents rent under standard residential leases. We help with documentation if your jurisdiction requires proof of legal status before signing.

Do I have to accept Section 8 or housing vouchers through Life Capital?

No. Life Capital matches you exclusively with International Medical Graduates who pay rent privately from hospital stipends, fellowship pay, or personal income. No voucher programs, no subsidy paperwork, no third-party payers. You're renting to working professionals.
