Common questions from landlords.

What if my tenant's program ends early?

If a residency placement falls through, we work with you to either re-match the unit with another vetted IMG or release the lease per its early-termination terms. Most leases include a 60-day notice clause.

Who handles the lease and deposit?

You do. Life Capital is a matching service — the lease is between you and the tenant, signed directly. We provide a vetted lease template if you want one, but you keep all rent and deposits.

Can I require furnished-only or no pets?

Yes. You set every term: furnished or unfurnished, pet policy, smoking policy, occupancy limits, parking. We only show your unit to applicants who match your rules.

What happens if there's a dispute?

The lease governs the relationship — same as any other tenancy. Life Capital can help with mediation in the first 90 days post move-in, but legal action follows your local landlord-tenant law.

Do I need a special license to rent to J-1 visa holders?

No. J-1 and H-1B residents rent under standard residential leases. We help with documentation if your jurisdiction requires proof of legal status before signing.

Is this Section 8 or subsidized housing?

No. IMGs are private-pay professionals on hospital stipends or fellowship pay. Rent comes from their own income — no government voucher program involved.
